Shuttered Parkway Hospital likely to be converted into senior housing

Plans are in the works to convert the shuttered Parkway Hospital into an apartment complex that will feature senior housing.

The owner of the vacated medical center, Auberge Grand Central, is teaming up with developer Jasper Venture Group to convert the dilapidated hospital building into senior housing as well as build a new market-rate apartment building in the old parking lot along Grand Central Parkway, according to Frank Gulluscio, district manager of Community Board 6, who was briefed by the developers.

Currently, the plans for the 70-35 113th site call for the addition of three extra floors to the existing six-story hospital structure. The revamped building will include 70 apartments for seniors and 27 market-rate apartments in the new floors. A second, 12-story structure is expected to have 200 market-rate apartments. The site, located just off the Grand Central Parkway, overlooks Willow Lake in Flushing Meadows Corona Park.

The developers, who could not be reached for comment, have yet to file building plans with the Department of Buildings. The hospital site is zoned for residential development.

The center closed in 2008 and has been vacant since. The property went into foreclosure in 2014 and was auctioned off for $22 million, but the sale never went through. According to published reports, the hospital went back on the market for an undisclosed price tag in May, 2015 but a buyer was not found.

The news comes as Auberge Grand Central seeks incentives from the state to remediate possible contamination at the site through the New York State Department of Environmental Conservation’s Brownfield Cleanup Program. The DEC received an application from Auberge Grand Central last month.
